But in Mang Den there are many things that Da Lat has lost. All villas in Mang Den are built in a unified architectural style. The pine forest is preserved and protected down to each tree according to strict local policies.

Mr. Vo Xuan Truyen, Secretary of Kon Plong district, Kon Tum province said: “The most important thing here is the pine forest. When the pine forest is delivered to the investor, it is measured and marked, and delivered to the investor with a record. If any tree is lost, the investor must be responsible to the District People’s Committee and will be subject to administrative sanctions.”

Each villa has an average land area of 1,000 m2, maximum construction rate of 40%. The price of such a plot of land was about 30 million in 2006; now it’s over 100 million. But in return, 6 months after being allocated the land, the investor is forced to build the villa according to pre-specified designs, otherwise, it will be revoked.

To date, more than 150 villas have been built in Mang Den. Mr. Ngo Dinh Tam – owner of Tam Nhu Hotel, Mang Den town, Kon Plong, Kon Tum said: “We invested here because it will soon become a new tourist area, its mechanism is open and airy. The climate is even cooler than Da Lat. In the future, it will be even more beautiful than Da Lat. Tourists will come here because there are more primeval forests and a better climate.”

The policy of cheap land allocation but with strict requirements for investors has helped the poor province of Kon Tum attract money to develop infrastructure in the Mang Den tourist area, at the same time, avoiding negative impacts. extreme of “hot” development for nature. This is something that Da Lat has not been able to do in recent years.

Mr. Nguyen Van Hung, Vice Chairman of Kon Tum Provincial People’s Committee said: “It took more than a hundred years for us to have Da Lat today, so we cannot talk about a certain timeline to turn Mang Den into a second Da Lat.” two. But we still expect that Mang Den will become a famous tourist city in the future. We invest according to the principle that forests must be preserved and developed. That is the factor for sustainable development and also what makes the difference between Mang Den and Da Lat.”
